Question of the WeekWeek of October 19, 2026
I'm separating from active duty in a few months and don't have my DD-214 yet. Can I still start the VA loan process now?
Short answer: yes. You do not need your DD Form 214 (Certificate of Release or Discharge from Active Duty) in hand to start. While you are still serving, a document called a Statement of Service takes its place for VA loan purposes.
- A Statement of Service is a letter from your unit commander, adjutant, or personnel officer. It lists your full name, Social Security number, date of birth, the date you entered active duty, and any lost time.
- To use your VA loan benefit while still on active duty, you generally need at least 90 days of continuous active duty during a recognized wartime period, or 181 days otherwise.
- With a Statement of Service, a lender can often pull your Certificate of Eligibility (COE) the same way they would with a DD-214.
- You can shop for a home, get pre-qualified, and go under contract on that COE. Your lender still verifies income and credit the normal way, and the home still has to become your primary residence.
- This path assumes you are separating under honorable or general conditions. A less than honorable discharge can affect eligibility, and VA makes that determination from your actual discharge paperwork.
- Once your real DD-214 is issued, your lender swaps it into your file. You do not have to restart the loan process just because your separation date lands close to your closing date.
Gene can open a VA loan file on a Statement of Service now and update it once your DD-214 comes through, so your house search does not have to wait on your paperwork.
